Soaring rents in major Senegalese cities have become a significant burden for households, even though they are often underestimated in official statistics. In Dakar, the average cost of rental housing has risen steadily in recent years, with increases sometimes exceeding 50% in the most central districts. This trend is putting a heavy strain on the budgets of urban households, a large proportion of whom already spend more than a third of their income on housing, a level considered critical according to international indicators of housing sustainability.

This surge in rents reflects a combination of structural factors. Demographic pressure is particularly intense in the Dakar metropolitan area, which welcomes tens of thousands of new residents each year, while formal construction remains insufficient to absorb this growth. Added to this is land speculation fueled by the scarcity of available land in well-served areas, as well as a real estate market largely dominated by private supply, with projects geared towards high-profit segments rather than affordable housing. The proportion of housing considered affordable remains below 15% in the capital, a level that illustrates the difficulty of balancing urban development.

The economic and social repercussions of this housing inflation are numerous. The continued rise in rents contributes to urban sprawl by pushing families towards outlying neighborhoods, where rents remain on average 40% lower but where transportation costs can increase significantly. This dynamic also influences professional mobility, with some families forgoing job opportunities because they cannot move closer to their workplace. The effects on children's schooling are also evident, as longer commutes sometimes limit access to schools considered to be of higher quality.

Faced with this situation, several possible solutions are emerging. Social housing programs launched in recent years have delivered several thousand units, but their volume remains far below the estimated need of more than 25,000 additional units each year to stabilize the market. Stricter regulation of the rental market is regularly discussed, but its implementation requires greater transparency in transactions and an modernization of the land registry. Coordinated action between local authorities, developers, and the government could help to gradually rebalance a market whose tensions reflect the scale of the ongoing urban transformations.

    Je suis pas d'accord que le coût du loyer représente 1/3 des revenus des sénégalais. Cest faux !!! pour la majeure partie cest plus de 2/3.
