Un atelier sur la copropriété face aux défis de l’urbanisation verticale
On December 2nd and 3rd, 2025, a workshop held in Dakar brought together tax specialists, notaries, and real estate professionals to examine the challenges of co-ownership, which is becoming a central mechanism in a context of rapid vertical urbanization. Participants analyzed tax aspects, document management, and the role of the State in land tenure security, particularly for unregistered land.
Condominium ownership is considered an effective response to the scarcity and high cost of land in urban areas. However, its development depends on adapting legislation and strengthening coordination between public and private stakeholders. Experts have emphasized that without harmonized practices and improved training for professionals, condominium ownership could generate disputes and slow real estate investment.
The workshop also highlighted the need to create digital tools to track land documents, facilitate lot management, and improve transparency. The proposed solutions aim to further secure transactions, stimulate investment in multi-family housing, and integrate co-ownership as a key driver of urban development.
